Views, Views, Views
It’s hard to put a price on a view but a study in June by an independent property advisory firm reported that unobstructed water views can increase the value of a property from between 30% to 80%. Those with views that will never be built out are, of course, at the premium end and the value is likely to rise further in the future as more and more properties are built and the chances of finding a great view become more difficult. Water views are always in demand, whether it’s of the harbour spectacle or the ever-changing movement of the ocean.
Sean Poche’s new listing at 2/539 New South Head Road, Double Bay soaks up intimate northerly views over Double Bay that set the scene for an enviable harbourside lifestyle. Sean says, “What makes this house-sized apartment so special is not only the extraordinary amount of space and beautifully renovated interiors, but the fact that you can enjoy the view from the living space, master bedroom and the sun-soaked courtyard garden. And if you want to get up close and personal with the harbour action, it’s just a few hundred metres to Redleaf Pool and Double Bay Beach.”
If it’s a knockout beach view you’re after, check out 13/12 Francis Street, Bondi Beach which captures panoramic northerly views over Bondi Beach that will never be built out. With Icebergs Pool at the end of the street, this sun-filled beach pad is a breezy stroll down to the sand and surf or up to South Bondi village.
At the top of the market, the sub penthouse at 9/63 Fletcher Street, Tamarama is spread over 190sqm on the northern side of the boutique Kalypso, the new beachside landmark designed by MHN Design Union. Occupying half a floor of the architectural masterpiece, the three-bedroom apartment overlooks Bondi and Tamarama Beaches with level lift access to double garaging and beautiful interiors by Mim Design that pay homage to its extraordinary setting.
Over in Clovelly, the garden duplex at 1/362 Clovelly Road, Clovelly is one of the closest homes to the beach and features a huge rooftop entertainer’s haven that overlooks the beach with uninterrupted views over the surf club and endless ocean that must be seen to be believed.
On the other side of the city, 20/28-34 Bent Street, Neutral Bay overlooks the harbour with views over the Harbour Bridge and city skyline that create a dazzling backdrop by night. Opposite Forsyth Park, between Neutral Bay village and North Sydney CBD, the two-bedroom apartment comes with a lock-up garage on title.
