NSW Rental law reforms have started!

Effective from May 19th 2025, the new NSW rental reforms have introduced significant changes to enhance tenant protections and modernise the rental landscape. Key updates include the end of ‘no-grounds’ evictions meaning that landlords must now provide valid reasons such as a property sale, major renovations, or tenant breaches when ending a lease. The reforms also make it easier for tenants to keep pets and require landlords to offer more rent payment options. Additionally, rent increases are now limited to once per year, supporting greater stability and transparency for tenants.

Rachael Beadman, Director and Head of Property Management, explains, “As your property managers, we are always one step ahead. We’ve already updated our systems and processes to fully comply with the new reforms. The rental market in the eastern suburbs is also showing signs of change, with vacancy rates easing from around 1% earlier this year to approximately 2%. This modest increase in available properties is offering tenants more choice in what has traditionally been a highly competitive market. However, demand continues to exceed supply across many suburbs, driven by the area’s close proximity to the CBD, coastal lifestyle, and access to top-tier amenities.”
