Don’t Believe The Hype

Media outlets have been stirring things up in the rental market with reports of mega-queues for properties and landlords being able to hike up rents and pick and choose a tenant when the reality is rather different.

 

Katrina Borg, our New Business Executive, has been at the top of her game for 17 years and has never seen a market quite like it. Media hype is not the real picture with most of those lining up to view a property there to check out their options. Katrina reports, “We’re getting an average of 8-10 groups through our open homes with about 20% of those actually wanting or needing to move. This is not a time to be putting rents up and the mis-information that’s coming out of the media has caused a bit of rent hysteria in the press that’s filtered out with no actual credence. Feedback from tenants is that they’re looking to cut costs, so don’t believe the hype about landlords in a position to charge what they like and get a great tenant. A good example is a recent client who was paying $1,100 a week for a one-bedroom apartment in Rose Bay and was refused a reduction even though she paid more rent than originally listed. She found a fabulous property in Bellevue Hill with stunning views, two bedrooms, a study and off-street parking for the same rent. Our advice to landlords is to be realistic and hang on to a good tenant. The market’s recovering from Covid ramifications and, although there’s a correction on the horizon, it’s a time to tighten the belt and ride it out.”
