Buyers Are Back For Some Beach Action

3 Jun 2022

The good news for sellers is that buyers are back following a quiet period as expected over the easter holiday period and general election. A key driver affecting the market is the concept of herd mentality which influences how people behave on a more emotional than rational basis. This created a sense of urgency in the Covid market and, on the flipside, one of hesitancy leading up to the election. Well-located and well-presented property continues to perform well and our advice to buyers is to strike while they can. Although the market languished slightly in the first quarter, there are still plenty of transactions occurring and Alexander Phillips and his team just hit the 100 sales mark for the year!

One of the most in-demand suburbs is Maroubra, the quiet achiever of the eastern suburbs so this week we’re shining a light on this laidback coastal hotspot. Our Maroubra specialists Christian West and Tom Sandy have a choice of homes that capture the spirit of this surfside suburb. The contemporary masterpiece at 285 Storey Street, Maroubra is perched high affording panoramic views across the beach and coastline from three sun-drenched levels and features every luxury including a resort-style pool and self-contained studio as well as parking for four cars.

Tom says, “Storey Street is one of the most prized addresses in Maroubra and this spectacular home is the only property on the street that stretches across the full length of its 575sqm dual access block with incredible views that stretch across the beach to Malabar Headland. After two weeks on the market, we’re seeing plenty of pre-auction activity with 63 buyers through, most of whom are families from Bronte, Clovelly and Bondi looking for a dream home with more space and the quintessential Aussie beach lifestyle but with less crowding.”

Christian and Tom have also just listed a sun-filled semi at 85 Hannan Street, Maroubra which is perfect for families looking to upgrade from an apartment. Tom says, “The tastefully renovated three-bedroom home is in a family friendly pocket wedged between parks and shops, a level walk to everything making day to day living a breeze. There’s also an upside with DA approval pending for off-street parking as well as a second storey addition. On the north-east corner of a classic Art Deco style pair, the sun-filled home comes with a buyer’s guide of $1.7m and we’ll be opening the home for the first time tomorrow from 11am to 11.30am.”

If you’re on the hunt for a beachfront apartment with views that will never be built out, check out Charlie Beaumont and Joey Shatari’s listing at 1/108 Marine Parade, Maroubra. At the north end of the beach, between Mahon Pool and The Grumpy Baker, the oversized two-bedroom apartment is a superb entertainer with an enormous terrace capturing unobstructed views and comes with double parking on title. Doreen Wilson has listed a boutique apartment at 6/269-271 Maroubra Road, Maroubra that’s ideal for those looking to enter the market. Set to the rear of the block and featuring a lock-up garage on title, the two-bedroom apartment is just 400m to Pacific Square and within easy reach of the sand and surf.

This week the sales team secured 18 sales with an average price of $3.3m and listed 11 new properties.
